The thesis

Lend where you can see

Public markets ask you to trust what you cannot inspect. Private real estate debt is the opposite: every dollar in the LIONSCOVE fund is deployed as a loan secured by real property — a specific parcel, a specific project, a specific builder our team knows by name.

Our underwriters are active real estate investors and developers themselves. They evaluate each project the way they evaluate their own: on the land, the plans, the budget, and the person building it. Many of our investors are former business owners who spent careers building tangible things — this is capital put to work the same way.

The fund is evergreen and the offering is made under Rule 506(c) of Regulation D, open to verified accredited investors only.

What is the LIONSCOVE fund?

An evergreen private real estate debt fund. Investor capital is pooled and deployed as construction and development loans to experienced homebuilders, secured by real property. Investors earn fixed income from the interest those loans generate.

Who can invest?

The offering is made under Rule 506(c) of Regulation D and is available to verified accredited investors only. Accreditation is verified before any investment is accepted.

What secures my investment?

The fund's loans are secured by deeds of trust on real property — land, lots, and homes under construction in markets our team knows firsthand. Underwriting is led by people who are themselves active real estate investors and developers.

How is LIONSCOVE different from a REIT or a fintech platform?

Scale and proximity. We lend in communities we can drive to, to builders we know personally, and we bring investors along — with property market tours and investor gatherings where you can see the work and meet the people behind it. That proximity is something national platforms structurally cannot offer.
